The answer matters when you are arranging finance, dealing with an inheritance or resolving a dispute. But an estate agent's guide price and a formal valuation serve different purposes. Understanding the difference can help you decide which you need. A Red Book valuation is a formal, legally binding assessment of a property's market value. It is conducted strictly in accordance with the RICS Valuation – Global Standards (commonly known as the *"Red Book"*), published by the Royal Institution of Chartered Surveyors. Because it adheres to rigorous, internationally recognized criteria, a Red Book valuation provides a transparent, fully researched, and defensible opinion of value. The Red Book is recognised globally as one of the most rigorous sets of criteria for valuations.
